A Little History

In 1983 the Alberta Government dammed the Red Deer River just SW of Innisfail. This resulted in the creation of Gleniffer Lake, a beautiful deep body of crystal clear water some 7 miles long and up to 1 1/2 miles wide. The Westergaard family was the benefactor of this occurrence, as their century old farmland had now become lakefront property with over 5000 feet of shoreline. Uncertain initially as to what to do with it, they elected to "land bank" the property until they had carefully considered their options. Over time, they came to realize that there was a significantly increased demand for recreational vehicle sites in Central Alberta, with the boom of RV sales in Calgary, Edmonton and Red Deer. Moreover, they realized that there was little else in the way of lakeshore property in the region which could be developed to accommodate RV'ers. Thus the idea was born to develop the property into an RV Park and in 1993 brothers Keith and Randy proceeded with the construction of the first 97 sites.

After operating as a campground for several years, it became evident that more and more people wanted to purchase their own site rather than rent or lease. After careful consideration and research Keith and Randy decided to get out of the campground business and into the Resort business, selling RV lots. After obtaining the necessary rezoning approvals, they quickly sold out the initial offering of sites. Gleniffer Lake Resort was born and based on the overwhelming response, plans were made to develop the remainder of the 218 acres into a world class facility unlike anything else in Western Canada. The easiest part of creating a new development is the planning and the promises. The hardest part is carrying out the plan and fulfilling the promises. Many developers are good at the first part but not all achieve the second part. At Gleniffer Lake Resort the Westergaards not only fulfilled their promises, they exceeded them! They promised that the Resort would be the best and they kept their promise. With the second and third phases of the development currently on the market, they have already completed the infrastructure and all major components of the entire project.

The Resort boasts a challenging 3300 yard 9 hole golf course complete with driving range, pro-shop and electric carts. The course winds it's way throughout the acreage with the RV lots alongside, providing a lush green belt between each phase. Whether duffer or pro this par 36 course with water on 8 of the 9 holes, generous fairways and gorgeous greens challenges golfers of all abilities. The clubhouse is an awe inspiring 13,000 square feet, offering a lake view restaurant and licensed lounge with outdoor patios, indoor and outdoor pools, spa, fitness room, activities room and tennis courts. There is also a private boat launch and marina for the lot owners as well as groomed sandy beaches. The fishing is great, whether you are out on the lake after trout, pike and walleye or wetting your line at the stocked trout pond only 10 minutes away at nearby Dickson.

The lots themselves are very generous in size and are designed for year round use. The resort is serviced by it's own state-of-the-art water and sewage treatment plants with "deep serviced" water, sewer and 50 amp power to each site. Adjacent common areas are maintained and manicured to reflect the world class image of the Resort with beautiful flowerbeds throughout the property. The pride of ownership is in evident everywhere in the beautifully landscaped and well-maintained lots. And there is a sense of community and belonging among the owners that is conveyed by the genuine smiles and sincere gestures from young and old alike. The volunteer Social Committee organizes activities for all age groups designed to bring the owners together to have fun and get to know one another. Q. Is Gleniffer Lake Resort a sound investment ?
A. Recreation property in Alberta is a scarce commodity. Lake front property is even scarcer. Our 218 acre development is just now coming to the attention of the marketplace and sales are at unprecedented levels. When you purchase a lot here, title is transferred to you and becomes part of your estate. Red Deer County has imposed a moratorium on future development on lands adjacent to the lake. With no future developments permitted on the lake, Gleniffer Lake resort is uniquely positioned as the only year round recreation property on the entire lake. Given the growing demand and the limited supply, property here will command a premium price in the future.

Q. What is Gleniffer Lake like?
A. Gleniffer lake is a pristine body of water with over 22 miles of shoreline. it is 7 1/2 miles long, up to 1 1/2 miles wide and is 120 fett deep in spots. As there is constant flow, there is no bloom or algae. Because of the moratorium, the lake will never become busy with watercraft like other lakes in Central Alberta. Aside form pleasure boating and water sports, the lake offer excellent fishing for Pike and walleye. It is not uncommon to see 12-15 pound pike pulled from the lake in summer and winter alike. If it is Trout you are looking for, the Dickson Trout Pond is only 10 minutes away. It is stocked annually with over 50,000 Trout. Last year one of our owners caught a 14 lb. 29" beauty from shore!

Q. Are there any annual maintenance fees ?
A. Yes, lot owners pay annual maintenance fees as determined by the Strata Council's Annual Budget. These cover all expenses related to maintaining common areas, landscaping, security, management, roadway maintenance & snow removal, garbage disposal, water and sewer, etc.

Q. Are utilities included ?
A. Water and sewer are included in your maintenance fees. Hydro is individually metered and billed by Transalta. Natural gas is not availalble except in Phase 7, but propane is provided by a local company who can supply 300 lb. tanks and fill up service right to your lot. Smaller BBQ tanks can be filled on-site at the General Store.

Q. What about Water & Sewer ?
A. We have our own state-of-the-art Treatment Plants for both. On staff is a ticketed Level II Water/Wastewater Operator who oversees both. Our treaded effluent is classified as "potable" and we use it for irrigating the Driving Range. Our drinking water is the envy of the region and is carefully monitored in our on-site laboratory. Daily samples are tested and recorded in a logbook. Every Wednesday the Logbook and fresh samples from both Plants are taken to Environment Alberta for independent testing and verification.

Q. What about Security ?
A. We do not operate as a campground. The only people inside our gates are the owners themselves and their guest and friends who must register at the office upon arrival. We have a resident manager on site who looks after security although here it is not an issue. Nobody locks anything up except when they are going to be gone for any period of time.

Q. Am I permitted guests ?
A. Certainly. All we ask is that they register at the main gate on their way in. You are welcome to have guests stay overnight with you in your unit. If they wish to stay in their own unit, we will put them up on an unsold lot for a nominal fee.

Q. Am I permitted to rent/lease my lot out when I'm not using it ?
A. Certainly, it is after all, your lot. However, we discourage overnight "rentals" as this creates more traffic and promotes a "campground" atmosphere, which is contrary to the lifestyle of the Resort. We recommend weekly, monthly or even yearly leases.

Q. Am I permitted to bring pets ?
A. Certainly. However, you are responsible for their conduct and for cleaning up after them. Dangerous or "nuisance" animals are not tolerated for everyone's safety and peace of mind.

Q. Are there laundry facilities available ?
A. Yes, we have several laundry facilities on-site for your convenience.

Q. Is there a boat launch and moorage facilities ?
A. Yes, we have our own private boat launch and protected marina.

Q. Is there any place to store my boat and/or extra vehicles ?
A. Yes, there is a large secure storage compound on-site for this purpose.

Q. Is there a designated swimming area at the beach ?
A. Yes, for everyone's safety we have a protected swimming area.

Q. What is the Golf Course like ?
A. Our Golf Course is a challenging par 36 measuring 3,300 yards in length. There are 8 water hazards and plenty of bunkers to test your skills. We also have a driving range and putting greens for practicing. Each hole has 4 sets of T-boxes and there are 2 x Par 3's, 5 x Par 4's and 2 x Par 5's. The Course is presently open to the Public. In the future, when owner use necessitates it, we will close the Course to the Public. At that point it will be for the exclusive use of the owners and their guests and friends.  There is also a lovely, 9 hole, par 3 "pitch & putt" course.

Q. What does a round of golf cost ?
A. 2010 rates are:9 Holes = $27.50/weekdays & $32.50/weekends. 18 Holes = $41.00/weekdays & $46.00/weekends. Family memberships are available.

Q. Is there anything to do during Fall & Winter ?
A. Yes and because you have services year-round we encourage you to use the Resort as often as you can. We keep the roads plowed in the winter so access is never a problem. Weather permitting we intend to use the golf course as a cross-country circuit and the lake for skating, ice fishing and snowmobiling. The clubhouse facilities are always open, so you can finish your day with a game of billiards, a work out in the fully equipped fitness room or go for a swim or soak in the hot tub.

Q. When is the Landing Restaurant open ?
A. The restaurant & lounge is open seasonally from May through September. Enjoy good old-fashioned cooking or a frosty beverage in the restaurant or on the patio overlooking the lake. Every week enjoy Sunday Brunch from 10:00am untill 3:00pm.

Q. Are Motorcycles permitted on the Resort ?
A. Yes, street licensed motorcycles are permitted on the resort roadways. Dirt bikes, ATV's and snowmobiles may not be driven anywhere within the resort. All vehicular traffic must obey the speed limit of 15 km/h.
