Have you ever wondered how REALTORS® access a property to show it to a potential Buyer when the owner isn’t home? What about security for those showings? Well, wonder no more.
The Lock Box System
In Calgary, REALTORS® use a key box system known as Supra by GE. Basically it is a system where the keys to a property are placed inside a lock box that can only be accessed with a portable key pad that is carried by a REALTOR®. Actually, some bank appraisers have key pads as well. The key pad has a code for each REALTOR that must be entered in order to access the key box inside the lock box. Sometimes there is also another code called a CBS code that must be entered as well. This CBS code is set by the listing REALTOR and must be given to the showing REALTOR when the appointment is made. The CBS code is unique to each lock box and prevents any unauthorized openings of the lock box.
Lock Box Installation
When a REALTOR® lists a home for sale, the key pad is used to open the key box and places the keys to the property inside and slides the key box back into the lock box. Next, the shackle is opened (again using the key pad) and the lock box is installed on the front door knob or somewhere outside where it is easily accessed by showing REALTORS®. This may be on a fence, railing, bench or even a water tap. Hopefully it is in a well lighted location if it is in the winter.
When a REALTOR® wishes to show the property, they call the listing REALTOR® and arrange a time to show the property. At the given time, the home owner usually goes out so there is no one home at the time of the showing (this is a best practice). The showing REALTOR® uses the key pad to open the key box, and uses the keys inside to access the home. Once the showing is complete, the keys are put back into the key box and it is placed back in the lock box.
Another great feature of this system is the added security of always knowing who opens the lock box and when. Every time the lock box is opened, it sends am e-mail to the listing REALTOR® with the name, company and phone number of the REALTOR® who opened the lock box as well as the date and time that it was opened. This information is also available to the listing REALTOR® on a web site so the listing REALTOR can see the complete showing history of the property at any time.
Peace of Mind for All
This system allows the home owner the freedom to be out of the house for showings, the showing REALTOR has access to the property without interference and the listing REALTOR has control of the showings and the security of a complete history of the showing information for all showings. All in all, it is a very good system that allows for peace of mind, with freedom of access, without compromising security.
