I am a Buyer’s Agent…Exclusively

You have decided that it is time to purchase a property.  It might be your principal residence, a rental property, or a recreational property.  You do an online search and you have found something you think you would like to view.  Pick up the phone and call the listing agent right away, right?

Hold on a minute.  Do you really want the REALTOR^® who already has a relationship with the seller/owner of the property representing you as well in the transaction?  While there is nothing illegal in Alberta about one REALTOR^® acting for both the Buyer and Seller, I believe it is extremely difficult for the REALTOR to be fully open and communicate all relevant information fairly to both sides and yet keep confidentiality and loyalty to both parties.  The listing REALTOR^® may have known the Seller for many years, or even done many transactions for the Seller.  Certainly, the REALTOR^® and the Seller have a longer standing relationship than you will.

That is why I will only work for one side in a transaction.  I do not list property for sale.  I only work for you, the Buyer.  In the event I do list a property (I only list for immediate family) I would only work for the Seller, not both sides.

So, for your next real estate purchase, I suggest you have your own REALTOR^® working on your behalf.
